For brokerage services in New York rendered by Leader Properties Inc.:

 

STANDARDIZED OPERATING PROCEDURE FOR PURCHASERS OF REAL ESTATE

PURSUANT TO REAL PROPERTY LAW 442-H


Leader Properties Inc., ("the Broker") is making this Standardized Operating Procedure available to the public. Please be advised that Broker:


1. Does not require prospective homebuyers to show identification.*
2. Does not require exclusive buyer broker agreements.
3. Requires pre-approval letter for a mortgage loan, when a home purchase is to be contingent on loan financing. If such letter is not available at the time of initial meeting between broker and the prospective homebuyer then it must be acquired by the prospective homebuyer within a reasonable time frame, to be agreed on by the broker and the prospective homebuyer.


*Although Broker may not require such information, a seller of real estate, or their designated broker, may require this information prior to showing the property and/or as part of any purchase offer.
