We offer the best rates in NYC. Our Homes123 listing package has a variable commission rate set at 3.0%, which can be discounted at the closing - depending on the time frame of the actual sale and other factors outlined below:
1. Property sold within the first 30 days of being listed on the market:
1.0 %
This scenario is most suited for all-cash transactions, without any sale contingencies. In case the buyer is represented by their own agent, they may negotiate for their own commission fee to be paid by the seller.
2. Property sold to a buyer represented by their own agent:
2.5 %
In an event the buyer is represented by their own agent they may negotiate for their own commission fee to be paid by the seller.
3. Property sold to a buyer procured by our brokerage:
3.0 %
This scenario means that the buyer is not represented by their own agent and the seller would only be paying 3% commission fee to our brokerage.
*Upfront listing fee of $500 applies to all our Homes123 listing packages. Some properties will not qualify for this offer, including: short-sales, pre-foreclosure sales, co-operative apartment sales, and tenant-occupied properties. For such properties, we offer brokerage services at our standard commission rates.
